When looking to purchase a home in the Myrtle Beach area, you need to find a good real estate agent that you feel confident about. There are several steps you can take to ensure you get the Myrtle Beach real estate agent that is perfect for your buying needs. This is going to be one of the most important decisions of your life and you want to make sure you hire the right real estate agent to represent you.
Several ways to find a real estate agent
First, make sure the agent is a member of the National Association of Realtors. Only agents who are members of the NAR can be called “Realtors.” One of the best ways to find a good Myrtle Beach real estate agent is to talk to friends or family and get recommendations for ones they have had good dealings with. You can also look through the newspaper, on the internet, and even on TV shows that advertise homes for sale.
Real estate agents have a high turnover rate. You want to find an agent that has been a Realtor for at least 3-4 years. You also want to make sure you have a full-time Realtor. Part-time real estate agents may not be able to give you the time and devotion you need to find the perfect house for you. Cheryl Woodward, a real estate broker with Full Potential Real Estate, has over 15 years of experience in North and South Carolina and is a full-time realtor.
A good Myrtle Beach real estate agent can have different accreditations depending on the area in which they focus. Look for an agent that has gone through extensive training and kept current with the changes in laws, taxes, and real estate transactions. Have they gone through several closings with their clients? Can they help you navigate the many complexities of buying a home in Myrtle Beach?
Select a few Realtors and set up and interview to meet with them. Let them know what kind of home, neighborhood, and the area you are dreaming of. The interview should last around 45 minutes to an hour. It will give you a good indication if the Realtor is familiar with the area you’re targeting. Make a list of questions and take lots of notes during the interview.
There are two different types of agents. A dual agent is one that works with both buyers and sellers (read our recent post regarding dual agency.) A buyers agent is a Myrtle Beach realtor that represents the buyer exclusively. An agent that works with both seller and buyer cannot represent both fairly. There is a conflict of interest when a Realtor works as a buyer’s agent and a seller’s agent. By default, the agent represents the seller and must consider their needs before a buyer’s. An exclusive buyer’s agent is one that works exclusively for buyers and does not sell houses or accept listings.
The bottom line when choosing a real estate agent is to make sure that they are looking out for your needs and working to find the best home for you.
